Lettings

 

Properties are let on contracts from a minimum of 3 months to a maximum of 11 months and are renewable at your discretion

 

Full legal Spanish Contracts between our company "Costa Calida Property Management S.L" and the tenant created by our Abogado

Security Bonds are taken and held by us, Bonds are returned to Tenant Vacating the property following a full inspection

Any damage (other than fair wear & tear) is payable from the Tenants Security Bond

Bonds for Properties are one months rent

Rents are paid by the Tenant direct in to your Spanish bank account on 23rd of each month in advance after the first month

** Full Property clean following your tenants departure is included - Please see exceptions below**

 

What We Require From You

 

You will be required to sign a contract giving us the right to let out your property on your behalf and you will be required to supply

 

3 Sets of Keys - 1 Set for the Tenant - 1 Set for us to gain entry as required - 1 Set as a Spare or Details of your key holder

Copy of your Insurance Policy which should contain 3rd party public liability cover

For Furnished Properties, 2 sets of bedding and towels per Bed/Guest should be supplied

Our Fees

  Commission is only charged once a tenant is secured as below and a contract signed

3 Month Contract - 30% of the first months rent

4 Month Contract - 40% of the first months rent

5 Month Contract - 50% of the first months rent

6 Month Contract - 60% of the first months rent

Each additional month of extension is charged at 10% per month

Featured Listing on home page - €25 Per Month - Only 4 Slots available per month - Only book the month/s you require

Property Inspections when not occupied - €25 Per Inspection

 

**Exceptions to Cleaning**

A Standard clean is included at the end of the rental term, any additional cleaning required due to tenants will be charged from their security bond.

Any Redecoration required due to miss treatment by the tenants will be charged from the tenants bond

Any Redecoration required due to "Fair Wear & Tear" will be advised to you and will be carried out following your written consent and payment of the works required.
